31 Merrion Square is a period protected structure situated on the corner of Merrion Square North and Holles St, Dublin 2. The development included the full refurbishment of the 4 storey over basement building with full heritage requirements. This project was residential and includes 8 fully serviced apartments.
This project included a full replacement of the roof slate and leadwork.
All mechanical and electrical systems were replaced with modern systems but with full sympathy for the fabric of the original structure.
The entire front façade (stonework and brickwork) was restored including substantial structural, brickwork and repointing bringing it from a state of potential collapse to present in its former glory. The works, being such a prominent site, were completed in conjunction with the specific requirements of Dublin City Council restoration requirements.
Lime plaster was repaired and a full sash window renovation was completed.
